I agree with you @Russell Brazil. And if I had other rentals and wanted to build a portfolio of them, I would hold. But the value *hopefully* going up, and rent *hopefully* increasing annually aren't guarantees. The opposite could happen and the townhome could be a financial burden instead of a benefit.

Did I mention my wife is 40 weeks pregnant with our first and is trying to convince me to sell? lol, good timing huh :)

I had considered property management as an option, but I only net $285/mo on it. Not a lot left over if I hire someone to manage? I have no idea what this costs.

My concerns are 1) finding another tenant as awesome as the first and 2) the place isn't getting any younger, worried that high ticket items start needing to be replaced in the next few years. Similar to your story, I don't *need* to sell, that just seems like the safer play.

Hi, BP

Looking for suggestions on what I should do with my townhome that I'm renting out. My tenant put in her 60 day notice today.

I purchased it as my personal residence in 2008. Lived in it until 2014 and it's been rented to same (awesome) tenant for two years.

1588sqft, 2 bed w/ loft, 3 bath

It's in Concord, less than 10 minutes from Concord Mills.

It's in great condition, great location, have had very few minor issues, it cash flows a few hundred bucks a month, but I just don't want to find another tenant (or be a landlord). Debating on cashing out.

I owe $110k on it. It would sell for $130s.

Interested to hear what others would do. Open to suggestions. Thanks!

Question for you, @Rick H. You mentioned not using postcards for probate. I started mailing to probates last month. First mailer was letter in envelope. Second mailer just went out, also letter in envelope. Different letter from first. Was going to switch to postcards moving forward for 3rd-8th mailer for cost savings but in your experience is this a bad idea? Should I stick with letters + envelopes every time? We can talk on PM if you have time. Don't want to get this thread off topic.
