Congrats on the 3 contracts, @Rosa Diaz. So awesome! As @Matthew Sutton said, I'd love to hear more about what you're doing now that you weren't doing before with the mailings, bandit signs, etc.

I'm taking Ed's advice and mapping out some of the addresses and any that I can group together I'm going to give the ole door knock a go for a few hours and see what happens.

Welcome, @Peter Ford. If you're looking to network you've come to the right place. Also I'd highly recommend going to meetup.com and searching for Charlotte REIAs to get involved in. There are various groups that meet nightly in Charlotte and surrounding.

@Tomas Chao that's what I'm thinking. I guess I'm hoping someone has experienced something similar and can guide me on how to acquire the property. I'm under the assumption that if I'm able to do so, it would be at a significant discount. And, to your point, buyers would be lined up to purchase.

@Jordin Boyd I wish. Unfortunately, she's north of Greensboro. So about two hours from me. I put my response letter to her in the mail this morning so hopefully she gets it tomorrow and calls me back tomorrow afternoon. Figure that's better than spending 4 hours driving one day. If I didn't have a full time day job I'd make the trip up and go talk to her in person. Thanks!

Good morning, BP

I found a vacant home in Charlotte. I located the home owner's mailing address and wrote them a letter to inquire about the property.

I received a letter back yesterday (couldn't help but laugh to get a letter back and not a phone call, ha) from the home owner and she gave me this long story about how the home has been vacant for years. BoA turned it over to a company called... I can't read her writing here. It looks like "strecus, stricas, stracus" or something similar? I couldn't find anything trying to autofill in a Google search.

Anyway, she said "if you can get the house, fine" and "if you need me to help you get the house, let me know".

Aside from obtaining the important numbers, what steps can / should I take to acquire this property?

Context: I'm new to REI, starting out as a wholesaler. I don't have the cash it's going to take to acquire it.

Also one last fun tidbit, she didn't leave me her phone number in her letter. So I had to write another letter back to her thanking her for the response, etc and asking for her phone number so I could call her, lol. Good times.

@Frank Mirando I'd love to get an update on your direct mail campaign. How did it go / is it going?

Reading the entire thread it sounds like you went to some of the properties in person. Did you find this to be far more valuable than the mailings?

Is intellius.com pretty reliable for getting phone numbers? I tried radaris.com (free version) and none of the numbers that came back for people were right, lol. Lots of wrong numbers that day!
