Hey Colin!  Welcome to BP.  Your background in property Management will definitely give you a leg up on many new investors.  I'm an agent/investor in the city, we should chat sometime.  

@Adaugo Botchway It will be very difficult to get a loan through an llc with little to no real estate track record.  I would talk to a bunch of different credit unions and loan brokers, in my experience they are much more likely to be able to help you than a traditional bank.

Hey!  I personally would buy 3+, and have other people (your tenants) pay the mortgage rather than yourself.  Also, better to have more properties appreciating.  I'm an agent in Philadelphia and also service the surrounding regions, I would love to talk to you guys and see if we could work together.  I am also an investor with 3 duplexes in the city, and have helped many investors, in and out of state.

I completely agree, I wouldn't be too keen on wiring money out of state, especially with the upsurge in wiring fraud lately.  I am an investor and agent in Philadelphia, and would love to answer any questions you have- there are still great deals in the city if you know where to look.  

One question I would have is if your LLC has any track record- if not, it will be very difficult to get a bank to give you a loan through the LLC.
