Hey Manny!  Welcome to biggerpockets.  If you are looking for buy and hold deals in PA, I would recommend looking at Multi family units in Philly and the surrounding area- Norristown, Germantown, Port Richmond and parts of West Kensington.  There are also some parts of Northeast Philly that I usually look at (for cash flow, not appreciation.

Hey Ross!  Congratulations on making the choice to jump into investing.  Like anything worthwhile in life, its hard to get started, but gets progressively easier the more you do it (and the more money you make and therefore have to invest in other properties lol).  

I can definitely help you find some decent properties around Manayunk/Roxborough.  I actually just sold a property there to an investor a couple months ago, and have been doing a lot of rentals in that area lately.  Let me know if you want to chat.  It can be a little tough to make the number work out in Manayunk but not impossible.  

My personal recommendations would depend on what type of return your looking for and what neighborhoods your willing to buy in.  I have a duplex in Frankford, and this year am looking to add a couple more MFH from the area to my portfolio.  I find it fairly easy to find duplexes, and even triplexes that cash flow well in that area, but a lot of people stay away because of the stigma surrounding that area.  I would check out Norristown, parts of West Kensington, and Germantown as well.

Hey Yong, if your still looking for a RE agent, feel free to reach out.  I work mainly in Bucks County but consistently have clients in the city, and can get the job done.  

Its going to be a lot more difficult to find a triplex or quadplex than a duplex.  I would keep an eye on Frankford, in the last month i've seen 3 good cash flowing triplexes come and go in that area.
