I think this is definitely a solid plan, like previously said just make sure the numbers make sense.  Investing in Philly will be infinitely easier than investing in NY, there are plenty of out of state investors and even after moving to NY you might be tempted to keep buying properties in Philadelphia.

Hey John, i'm an agent/investor in the area.  I'm not going to lie, I don't have much experience with bigger apartment complexes or commercial buildings if thats the direction your looking in.  I do have a lot of experience with multifamily and single house investments.  Either way I would be happy to see if I could help at all.

Being completely honest, and i'm sure not everyone would agree with me, but if you are serious about getting into Real Estate Investing take the time to save up at least a 5% down payment, and more for unforeseen expenses.   It takes hard work and discipline, and some sacrifice to save money and these skills are very important for a Real Estate Investor. 

You wouldn't walk up to a stock trader and say "hey, I don't have any money, but I know how to analyze stocks, give me some of yours to invest and we'll split the profit".  When I see a post like this, it comes across the same way for me.  There are way too many posts out there that make it sound like you don't need money to invest, when in all actuality, you do.

Hey Dana!  I will third looking into Philadelphia-  its close enough to NY where you could reasonably come down and check out neighborhoods your interested in first hand, and there are plenty of good deals if you know where to look.  I own properties in Frankford, Kensington, and W Allegheny.  I believe Kensington is a great place to look into for cashflow and appreciation, places a little further northeast like Frankford can be great for cashflow, and Germantown and the surrounding areas should also show good appreciation in the next 5-10 years.  Feel free to reach out if you have any questions, i'm also a Real Estate agent.

Hey!  I'm an investor and agent in Philadelphia.  I have had a lot of success in areas that are in the path of progress (Germantown, Kensington, etc).  Would love to talk.  

You can definitely find good deals with 50k, as long as you aren't planning on buying in cash.  You could easily get a duplex in Kensington that cashflows very well.  If you want to invest in an area with better tenants but less return on investment , you can find places in Port Richmond and Germantown.
