Hey guys! I'm an investor/real estate agent in Philadelphia. I have a couple properties in Frankford, Kensington, and Allegheny near East Falls.  I am still finding good deals in the city, but they are definitely beginning to get fewer and farther in between each other.  I started branching my search out to areas surrounding the city, Norristown, Pottstown, etc.  

Recently I have begun to look into York.  The cashflow there seems incredible for the prices, even taking property taxes into account.  I don't know a whole lot about the area though, and would love to get insight from people currently investing there. Will the area appreciate?  Are the tenants better/worse than those in Kensington and Frankford? Is the U and O department there a nightmare?  Any tips tricks or advice would be greatly appreciated!

I invest in Kensington, Germantown and Frankford in Philadelphia and definitely don't have any problems finding suitable tenants.  Maybe its just a low population area?  I honestly don't know a whole lot about Erie

Philadelphia is a great market for either out of state, or in state investors.  There are plenty of cash flowing neighborhoods, especially if your looking at places that will likely be worth a lot more in 5-10 years, but are a little rough around the edges now.  I would definitely recommend checking out the city, and looking into areas such as Kensington, Germantown, Frankford, and any neighborhoods surrounding the major universities (Temple, Drexel, etc ).  Let me know if you have any questions0- i'm an agent/investor in the area.  

My advice, buy for cashflow first, appreciation second.  If you buy for cashflow, you are going to be making money from day one.  If you buy for appreciation first, you might have to wait a long time for that appreciation to come, and at the end of the day none of us have a crystal ball.  Also, I know this seems like common sense, but you really need to vet your tenants.  Full credit check, background check, meet them in person etc.  if you pick good tenants, your going to encounter far less problems.  I'm an agent/investor in the area, definitely reach out if you have any questions !

Regardless of literally anything else, I would pay off your debt before even thinking about investing in Real Estate.  No reason to make Real Estate Investing riskier than it already is, especially before your first deal. 

I agree with @Dante Feria .  I'm an agent/investor, and all of my multifamilies are in low income areas with a traditionally bad tenant base.  I have had VERY few problems with them over the year-  As long as you vet all of your tenants (credit, criminal history, actually meet them) I find that you should have minimal problems. Also, when problems come up, deal with them immediately.   A small leak can become a major problem if not fixed within a couple weeks.  Just stay on top of everything.  When your buying a place, look at the numbers above everything else.  Some people might disagree with this but especially as the city becomes more competitive, that is what you are going to have to do.

Hey David !  I'm an agent/investor in the city.  In that price range, you could definitely find some attractive properties around Germantown, Kenisgton, Northeast etc.   Parts of Kensington and Germantown seem to be in the path of progress, as both are still transitioning.  If you have any questions definitely feel free to reach out
