Hey Greg!  I would love to meet up sometime while your in Philadelphia, i've been an investor for over 4 years in the city now, and have been steadily building a portfolio of rentals.  As long as you really nail down the criteria of what your looking for you should be able to build fairly rapidly, and a lot of the values that made you a successful soccer player will transfer nicely over to real estate.  

See if you can find a real estate agent who focuses on investors and has access to local wholesalers, thats probably going to be your best bet in that price range. The only issue there is that most of the properties are going to want cash, hard money, or conventional loans. To make your offers more appealing I would 100% switch from FHA to conventional. Also try putting up a higher earnest deposit. This is a tough market for sure.

I have a couple years of experience working with investors, and I can tell you that more often than not, first time investors do not have a realistic grasp of the market they are looking to buy in.  Make sure that your not looking for a unicorn, or you will go through a lot of agents, and waste a lot of your time.  As a new investor, the agent, especially an experienced one should be helping to educate you if your sights are set on the wrong target, so i'm 100% not here just to bash new investors lol.  Broaden your criteria a little bit, and only set up showings for houses you 100% intend to make an offer on as long as its fairly similiar to the pictures.  Also drive by houses you want to see before you reach out to the agent to set up a showing to see if your even still interested.

Hey Daniel!  Congratulations on deciding to take action-  there are plenty of people who continue to analyze deals, listen to podcasts, go to meetps etc for years and never pull the trigger on a property.

i've personally had a lot of success investing in Kensington, Frankford and Germantown. They all have pockets that are more than affordable and offer a great return.

I would go for a 100% brokerage if you are ust going to use your license for investing
