I 100% second what Jimmy said, I have worked with many investors from New York who have been finding soem great deals in Philadelphia .  Especially with 200k to work with, you should have no problem finding good deals-  i'm an agent/investor in the city, let me know if you have any questions!  

I'm an agent in the city, and I would 100% use a professional, especiually if you are fairly new to real estate.  There are way too many ways for you to get screwed over on a technicality in the agreement of sale.  In my opinion it is very bad advice to not use one.  1% of the sale could save you thousands later.

Just wanted to see if anyone had any opinions on Kensington.  I just bought a duplex on E Wishart Street a little over a year ago, numbers are great and I have had no issues so far, even given the area. 

Do you guys think that gentrification will start to appreciate areas of Kensington? It seems like there is a lot of new construction going up in the area, especially around Frankford and Lehigh.  Obviously for biased reasons I hope the area continues to grow.  Would love to hear what other people think though.

@judy   the use and occupancy department, in some towns the U&O department can be super strict.  I know i've run into a lot of problems with them in Norristown, some parts of Bucks County etc

@Donovan Mitchell I actually went up to Pottstown about a month ago to look at a place, I agree its not a bad place to look in.  I'm actually going to be in Pottstown for a large part of the day tomorrow if your around to meet up for a couple minutes.
