Hello all!

Wanted to get advice on a 3 day notice I served last week.

The tenant looks to be gone, he removed most of his stuff, leaving behind a couch and some trash. The 3 day notice is still on the door.

Legally, does this mean he is gone and I have the right to take it back over? Or do I need him to tell me so? I am assuming the latter.

He is unreachable by phone.

Any help would be appreciated!

Hey Jim,

I would definitely consider it, if the numbers are right.

If the ROI is worth it, id toss the keys over to a property management company.

If you choose not to use a property manager, I would be sure to screen screen screen the tenant.

HI Jenna,

I'd look at the other numbers in the deal then consider if a 35k loan is right for you.

ie. Rent, repairs, purchase price/down payment, occupancy rate, ARV

If these numbers are all good, i'd say go for it!

HI Eric,

I believe sticky notes are a great way to "leave a message". They are cheaper and, IMO, more noticeable.

As for your message, I would provide a bit of background in how you help people and are interested in buying their place.

Lastly, I would suggest the hand written approach (even if you scan your writing in and print it). Most people appreciate the time you take to hand write a note and the authenticity of it.

I would consider giving Columbus a serious look.

With foreclosures near half price, low cost of living and a booming workforce, it's easy to get your feet off the ground.

I believe Yahoo had us as one of the best economies in a major city.

Also we have one of the lowest rates of unemployment nationwide.
