Welcome to the site @Laura Janosko .

I am a realtor in Columbus and a huge fan of BP. You will learn a lot while you prepare for your first investment.

I would do some research about seller finance deals, especially if you can swing one in the multi family arena. You may be able to get into a deal with little down. Plan a exit strategy with the seller and maybe refi conventionally.

What does your job entail of? Curious.

I'm with @Engelo Rumora , Id purchase a lot of turnkey buy and hold properties, hand the keys over to a property management company and enjoy the cash flow.

Then get a single credit card that you pay the balance off every month to build credit.

Have fun with it, you're way ahead of the game.

Sounds like a pretty sticky situation John. Pretty tempting as it's your first potential deal, but I'd stay away. There are plenty of good deals out there. Stay at it with the marketing, you'll hook one.
