Hello fellow Bp'ers!

I didn't want to come to this, but we have a property that we had intended on keeping get expedited to sheriff's sale.

The tax lien is close to 9k and the house needs close to 10k in repairs, area comps are pulling around 38k.

We are willing to sell it for $2600. Have notarized deed from seller.

What would be the best way to market this? We have tried craigslist, but I think the tax lien is scary.

The house is in Columbus, Ohio on 1699 Aberdeen St.

Thanks in advance,

Steve Baldwin

Hey Corey,

Great idea! The sheriff's sale has not been set yet and it's not on their website either.

We are eyeing another project and want to pass this one on to someone who can vest the rehab time into it.

Know anyone?

Steve

Hello fellow Bp'ers-

The last couple turnouts have been great, therefore I would like to continue the Columbus BP monthly meeting.

The next meeting will be Monday June 9th, 6pm, at Yogis on Hard Rd.

We have had a great mix of newbies and active investors. I have also invited a couple of lenders.

Please reach out if you would like to suggest anything for the agenda.

Thanks!

Steve

Hi Shaun,

These numbers seem to work fairly well for what you are trying to accomplish.

Are you seeking a portfolio loan to purchase both with 10% down? If so, which bank because I need to talk to them!

Both properties are fully rented and rehabbed?

Id go with Peter's estimates as they are conservative, anything leftover would be a bonus!

Hello Everyone!

The 2nd BP Columbus, Ohio Meetup will be this May 12th, at Yogi's on Hard Rd. We will meet around 6pm.

Last meeting we had a great turnout with agents, lenders, wholesalers, rehab and buy hold investors…and a few just people just getting started!

Please spread the word, all professions are welcomed.

Also, if anyone has any specific topics they would like to talk about, please reach out to me in advance to add it to the agenda.

Thank you!

Steve
