Walking door to door, sticky notes, post its, hangers?

Hi all,

I have some mobile home deals but I am now trying to get into single family homes. My plan is to walk around all the neighborhoods where I live to get a feel for them, see which I like/don't like, look for houses which need work, etc. I started thinking if I was going to do this I should make some hangers/sticky notes (like UPS leaves). I could not find many posts about these on Biggerpockets. I saw a few and no one had anything negative to say, but I did not see a big thread.

Does anyone recommend a certain type? Hangers or sticky? Where can I get them? Does anyone have any examples?

And has anyone used these and if so, what were your results?

What should it say?

I was thinking something simple like

Hi,

I am interested in buying your home

as is for $CASH$

Please call

XXX XXX

Thanks

should I put my buyer website (which I am building) or just the number?

I have had really great success with sticky notes as well. They grab the owners attention immediately and they have an urgent quality about them. The "Handwritten" look is by far the best way to address it too.

Just a tip, when I used to do this I would write

I have a good buyer interested in buying your house. I can make an offer in 24 hours. Please let me know, xxx-xxx-xxxx Steven

Do not leave the website because it makes you look like a dealer. I quick note is by far the best.

I don't say anything about price or cash or anything. I've tried it several different ways and that one seems to work the best. But you should see what works for you.
