I have had really great success with sticky notes as well. They grab the owners attention immediately and they have an urgent quality about them. The "Handwritten" look is by far the best way to address it too. Just a tip, when I used to do this I would write I have a good buyer interested in buying your house. I can make an offer in 24 hours. Please let me know, xxx-xxx-xxxx Steven Do not leave the website because it makes you look like a dealer. I quick note is by far the best. I don't say anything about price or cash or anything. @Eric F. I have been doing sticky notes for about a two months and have had I would say 30 phone call leads. I'm an agent so I have a few things in mind for my sticky notes, here are the angles I take and things I keep in mind. If someone calls me, its safe to say they are wondering about the value of their home, and they would consider selling for the right price. Immediately I tell them yes I have a cash buyer interested in their home, however they are looking for homes in distressed condition to buy at below market value. (The brokerage I work for has done 2,800 flips in Southern California, so that's my cash buyer). Then I proceed to ask for their address and get as much personal info as I possible can, chat them up a little bit. I tell them that I am an agent and that I hold open houses in the area often and have a lot of conventional, non-investor buyers interested in the area as well. I then tell them that if they are truly interested in selling for the highest price I would be happy to list their home because now is a great time to sell, inventory is low and interest rates are low which gives them a unique opportunity to sell their home for top dollar.After we chat and I run them through the above listed options its usually pretty easy to tell if they are serious or not and then I try to get some face time by setting appointment, for example, "I would love to see your place and give you a more accurate estimate on how much it would sell for". Either way, it keeps my phone ringing and I think its a whole lot more effective than some pretentious "Our brokerage is comprised of only top performing agents blah blah blah" I like the fact that I'm getting batting practice talking with people in the area that want to know what their home is worth. That being said I have also had a few calls from renters saying, "I don't own this place, sorry". Or I've gotten angry phone calls "Its not for sale!" and I've even gotten a phone call from another agent which brings me to a great question I would love to hear your opinion on: An agent called me and told me that what I was doing was fraudulent because I didn't identify myself as an agent on my sticky notes and I could be fined by my association. This kind of scared me out so I started writing my BRE # on all the sticky notes under my phone number. I think this diminishes my results by 3-5% and also increases the time I need to spend writing sticky notes. So my question is, ethical or not? I have never seen a license number written on a bandit sign? Is me writing on a sticky note technically a print advertisement? I feel like this is a gray area that you may not have to deal with as an investor but I certainly do as an agent. What are your objectives with sticky notes? What did you write on them? @Eric F. @David G. Do you have a recommendation of a stamp company that could make a custom stamp that would look like handwriting? I really need to find a solution that can pass for real hand writing! I think the only reason I get lots of responses from sticky notes is because I hand write them.

HI Eric, I believe sticky notes are a great way to "leave a message". They are cheaper and, IMO, more noticeable. As for your message, I would provide a bit of background in how you help people and are interested in buying their place. Lastly, I would suggest the hand written approach (even if you scan your writing in and print it). Most people appreciate the time you take to hand write a note and the authenticity of it. Good luck! Just want to let you know that sticking trash like post it notes onto peoples' doors and windows are a great way to get yourself punched in the face. Especially when the notes have ambiguous messages like "please call me about your house". You might be getting an extra lead or two, but most homeowners hate this invasive and rude marketing and hate the scumbags who do this. Just stick to mailers, instead of being another as***le in this world.

Matt Davies did you ever get more detail on whether or not you need to include you BRE# on the notes? Seems like that would be a non-issue to me but I could be wrong. Thanks!

I'd like to add that I make my own custome notes. I write them out by hand, scan it and pull into photoshop to create a 4-up master. I attach four sticky notes on three sheets of paper and print them out through the printer. I use Canon high resolution paper to because it has a waxy smooth surface that allow easy removal of each sticky note. Takes about 45min to do 90 of them but I don't mind because I can customize at will and the response is very, very good.
