of course you do! This has been a test of my marketing. I figured I would test 2 posts and see which one gets the better response rate.

My first post was all about "what's in it for me" this one was more about you're desires.

Now that I got your attention.

I tend to DIY everything the first time and afterwards determine I never want to DIY again. This time its direct marketing to out of state absentee owners. Designing my own cards, having them printed from Ebay. Then I will merge the property address into the text and mail out about 500 of these.

Any feedback would be appreciated. Any proof reading would really be appreciated.

Getting too many calls? Your price is probably too low. Raise the rent and call volume will return to normal. :)

Hi Bryan, I did some quick research and found multiple websites such as Yelp, Zillow etc. giving Aspect Properties bad reviews due to unresponsiveness and not cleaning up properties/fixing them as they promised to do. I take it you did not have any issues with them if you recommend them?

 I have also seen the very few reviews on those sites, all were negative. I have found other sites that all seem to be positive BBBReputation. My experience since 2012 has been a good one and I would recommend them

 I would assume so, but best bet is to call the listing agent and ask.

Check to see if they mean no inspection contingencies. I would think they wouldn't expect you to make an offer without seeing the inside. They probably want all your inspection work done before sending in a offer so weasels don't do what weasels do.

I'm trying out my own direct mail campaign in order to find properties to rehab.

I've only spoken to a few sellers so far. Everything I read and learned about talking to sellers, really focuses on the actual motivated and distressed sellers. I sent some yellow letters to absentee owners and the ones that called weren't motivated. They wanted full retail (or more), just fixed up their rental etc.

I ended the conversation with something along the lines of "Sounds like you have a very nice home, that's not what I'm looking for at this time."

Do you tell sellers why you want their property?

How do you end the call quickly and courteously?

 AWESOME find! I've been looking, but Google was no help.  Happen to know if Wake County has a list like this? I'm marketing in Holly Springs, Apex, Fuquay and would love this for those areas

I'll be there. What's your take on converted single-family homes versus buying a property that was built to be a multifamily home?
