Can you tell me what seems like a trick? Maybe it's the amateur design skills? I take no offence to that, graphic design isn't my thing.

What are your thoughts on these?

If you want buy & hold you will have to be very selective and very patient. I look at my first rental. I am all in for $32k, rents for $975/mo. Nets me around $530/mo. 

You would need 8 of these. I just don't see them anymore in my markets.

I've been on BP for a while now. I've seen people come, learn and go. Others stick around and add value to the forums. There used to be very specific questions asked about deals, i.e. Is this a good deal? Please evaluate my numbers. I see less of that and more generic questions that have been asked and answered 1000 times over. 

My question is to all the longtime regulars here. How do you keep sane answering questions that have been answered already? Answers that are available right on this very site.

My blog is created with b2evolution. I embedded the php file in my 'template' html file so I get my webpage headers and footers. It works fine if you get to my blog from the website homepage. But if you click a link directly to the blog post, it takes you to the php file which doesn't have my header & footer. 

I want this link

website.com/blogs/blog1.php/selling-a-house-can-be

to be shown here

website.com/blog.html

Is this clear? Any suggestions?

Love your podcast. I wouldn't be against that, I usually share all I know with others at my local reia. 

I figured someone here is doing this already and may be willing to share so I can leverage that and modify versus creating from scratch. 

I'm better at project management, people management and looking for help content management. Writing just isn't my thing.

Try fiverr.com - they can do real estate newsletters / content / etc.  - if you're really specific and detailed - you can get a good job, we use them for our landing pages and newsletters

(out of many jobs - only unsatisfied once) 

we're very happy

That was the first place I looked. I figured I'd ask here too. I had some fiverr people send me samples, but they were geared towards the wrong audience.  Some were very good, just not for my target group.

I'll be starting a direct mail campaign soon. To piggyback on that, I want to set up an auto responder email series for those that come to my website. I'm looking to find content to send to people that opt in on my website. I know I COULD write my own but I just don't have the time or desire to do this. Anyone have anything they are willing to share? Thanks in advance
