You could be a hard money lender. Make 3-4 points and 10-12% interest on your money. You don't need to own to profit.

I just moved to the area and met Norm Praet (http://praetlaw.com/) at the TREIA meeting (http://treia.com/) on Wed. He is a member and came highly recommended by board members.

Attend the meeting on Feb 14th. They will give you an opportunity to let everyone know what you are looking for. There are a lot of realtors there.

Also interested in why you got into wholesaling. Where are you going to find properties that others can not. I believe THAT is the key . .finding the deals. Most wholesalers I see, aren't offering deals or anything unique.
