Video is a great idea. Its more engaging than word and more engaging than photos. 

Just don't have it autostart when the users page launches

Always flush with the lid down.
According to Charles Gerba, PhD, a professor of microbiology at University of Arizona in Tucson, flushing the toilet with the lid up is not wise. "Polluted water vapor erupts out of the flushing toilet bowl and it can take several hours for these particles to finally settle -- not to mention where," he says. "If you have your toothbrush too close to the toilet, you are brushing your teeth with what's in your toilet."

Id also suggest learning about alternative financing, selling financing, sub2, options, etc. Less banks, more options

work with a Pro, get a great marketing plan and hit direct mail hard. Keep what you want for a rental, wholesale or flip what you don't want to keep. 

$10k will give you enough to run a great campaign

Welcome to the site. Personally, I'd swap phase 2 and 3. Use the flips to buy your rentals. Otherwise, I like your plan.

Lots of free resources out there. My website is hosted for free, built by me by borrowing code from places I like, using benchmark email instead of a paid aweber or mailchimp account, b2evolution.net for blogging, podio for CRM. I'm still working on it. 

It isn't too hard to do. I believe GoDaddy has a website builder that should be pretty easy. Depends on how sophisticated you want it. If its a simple landing page, lead capture, find someone on Fiverr to do it. I can give you a link for a first gig free.

Lots of free resources out there, just like the advice on BP =)

So maybe instead of marketing pieces that emphasize (with exclamation points !!!) "what is in it for you" you should be sending marketing pieces that cause me to think, "I'm intrigued, and maybe curious enough to give this guy a call."

Is this what you have in mind?
