We are only sending 100 right now. It's a very focused area. 30 sq miles. You could say we are dipping our toes in this. My wife isn't totally on board, so its a trial run for us.

As for the coffee stain, you can find that imagine for free by googling it. We did not have much success with it, so I do not use it.

Thanks Shane. My wife agreed with you on the 'win-win', so we changed that. We also changed the PS line. I showed her the coffee stain and she said her germaphobe self wouldnt touch the letter, it looked dirty,. haha

Looking for some feedback on my letter. I'm not trying to make myself out to someone larger than I am, it's just my wife and I and that's how I'm looking to represent myself. We won't always $$$ PAY CASH $$$. We are looking to buy a very select 3-4 houses this year. 

Maybe that's the wrong approach, you tell me. Is it better to portray myself as a larger organization like the guru's suggest? 

Anyway, please critique my letter. I always appreciate the feedback from this group.

Go to your local REIA, find out who people are using. Many times you will find an agent there that works with investors. Or connect with a national company that works with investors. http://www.nreinsurance.com/

I'm assuming you don't print lines on both sides. Does it matter if the back side doesn't have lines?

I would just schedule the inspection and let them tell you what they want repaired, changed etc. Let them do their job, answer any questions truthfully, but you don't need to point out things for them. 

I've had different inspectors in the same city require different things, so you never know for sure what they will identify as an issue.

I'm thinking about starting my own marketing campaign to find properties to rehab. The MLS is too competitive and local wholesalers I know don't have what I am looking for in a property.

If I wanted to start my own direct marketing and wanted to find 3-4 properties a year to rehab, how should I start? I have identified about 800 properties that fit my criteria, now I need to connect with the owners.

Keep in mind, I don't want this to be my job, I have a full time job already. I just need to find properties to rehab on the side. How many mailers would you send if you only wanted to close on 3-4 properties a year?
