I learned when I bought my park, tenants don't like/trust or whatever the reason, electronic payments. They were all cash before I bought the park, but I was able to get them to give checks, certified or personal to my manager who deposits them in the bank for me.

Mine would be water, taxes, management, septic, garbage, landscaping, insurance.

I'm looking to change the address of a MHP. The current address for the park is also the address for a SFH in the park that will be rented out. So I don't want the business address to be the same as a tenant.

Is there anything to consider from deed, mortgage etc perspective? Or because I'm not changing the legal description, I don't have to worry about anything?

Anyone with experience have feedback?

Possible? yes

But, not worth the hassle when existing parks are available to purchase.

Its also very cost prohibitive to build a park, fill it with homes & tenants.

Oh, also wanted to say, while loopnet and mobilehomeparkstore.com is mostly over priced, garbage. There are deals to be had there.

I'm under contract now, found mine on loopnet. I found a motivated seller. Looking at some nice returns for a turnkey park.

Just make sure that your estimated expenses are taking into account traveling to the property a few times per year, at least until you get everything situated.  Smaller parks screw up your expense ratios since you don't get the same economy of scale as you would a larger park, so that really hurts you on fixed price expenses like that.

 I've got travel in there a quite a bit the first year. Its a 4 hour drive, so not horrible. Each year afterwards, I have budgeted 4 trips a year. Not sure I'll need that much, but planning for it.
