TREIA main meeting usually have well know speakers that do educate and sell at the same time. It's the subgroup meetings that are very valuable. They hold a lot of subgroup meetings, where local people will speak about topics of interest to investors. 

I'm a member and find value in attending the meetings and networking. Even if you don't want to sign up, I do recommend attending a subgroup meeting by you. And check it out.

I know there are lots of "depends" answers but hoping you can help. Let's say a retiree is going to fund a flip. From a tax perspective would it more beneficial to be the lender have the returns be considered interest income? Or would it be better to be a partner and split the profits? In the end, the amount to the retiree would be the same. Just wondering which way would be better to structure the deal.

There are no magic words. Consistently deliver the message, I want to buy your house to the right people. When they are ready, they will call you. I've been through 3 in 3 years. The first 2 I found on my own. I asked all the questions and in the end we weren't a good fit. The 3rd came from referrals. I'm very happy with #3.

Get referrals from other investors.

You get as much money as you can. Basically the difference between the negotiated price from your seller and whatever you can get from your buyer.

I am looking at properties in the $40,000 per door range. There are a couple brokers on loop net that are listing properties in that price range. Would it make sense to contact the other broker from the property that I'm interested in? Since both brokers seem to work in that price range they both would be willing to work with a new buyer in that price range. Does that make sense?

So would you say I should contact the listing broker directly? I know in residential that I've done the listing agent's first responsibility is to the seller. I want to make sure that I'm fully represented going into a deal such as this.
