@Edward Brewington and FYI most gas companies will provide this service for free and some will allow the house to be vacant as long as a written note with a signature is posted.

I don’t think the $99 for the fee is bad, but I think turning on pilot should have been part of bringing the unit up to snuff.

@Rick Pozos D4D works to a point, unless you have someone driving for you, it is hard to scale. Eventually, a list site can alleviate some of that.

@Kimber Lockhart that area isn’t terrible, but it isn’t great either. I would call it a D class neighborhood, I have seen some very SKETCH behaviors in that neighborhood, I had a coworker who saw a homicide at the gas station on cutting and 37th.

I would be looking Richmond annex, carriage hills (SFH neighborhood) parts of Dam road (which El Sobrante also), and streets near San Pablo Ave, areas near Richmond marina (ferry just opened up).

I grew up in contra costa and worked the area for 4 years, hit me up if you have any questions. I also have a colleague who moonlights as a realtor, he is a Richmond local.

@Rob Massopust check with the cities before building. I have thought about doing this and the cities I investigated only allow 1 of the units to be rented at the same time. I could not add one to my rental and rent both out.
