@Kenneth Grant Do you have a Facebook account? @davidpere has started a military investor group. FromMilitarytoMillionaire he also has a podcast with various military it veteran investors as guests. I would start there.

@Brian Josey credit score is not relevant - personally this sounds like a big project for a first project. I recommend contacting the owner and trying to find a flipper for the deal. Some give finders fees, or buy it and see if you can assign the contract. You have options.

@Brian Josey DealMachine the address, run an enhanced search and try to make contact with them. Leave a letter on the door, sometimes the owner comes by the property occasionally.

@Tanner Kurilec I was literally about to post index funds earn 8% and you saved me the time!

Tanner is right, you can invest in a vanguard index fund and get 8% with little to no work. 4% is a bad investment.

@Sami Gren what does your lease say for maintenance? Have you seen the ceiling in question? I mean ceiling falling seems like mandatory maintenance, I would reschedule and tell her if she can’t let them in next time you will be there.

@Scott Andrews I agree he destroyed the carpet and I would pursue that, TERRIBLE work, not removing the covers etc is the lesson I meant. The contractor ruining the carpet I would pursue damages for.

@Scott Andrews don’t take this the wrong way, but it sounds like you didn’t do good due diligence. Taking the Extreme Ownership angle, I suggest reading this book immediately, this is your fault. I mean you don’t speak Spanish and that’s fine, but it is 2019, google has translators available.

It seems like your realtor had some guy they knew and you said sure, without checking up on previous work or other clients. I personally think you should roll with the punches on this and learn this lesson.

@Arturo Andres Lara I have heard good things about his podcast episode.

I always see the same style of responses from these type of posts “it is all free on the internet” etc, some folks learn better with more guidance. I can read how to work out and get a 6 pack, but I can learn faster with a trainer.

Don’t be afraid to invest in yourself.
