Recommendations on funding?

I want to use $0 of my own money (including interest). If I use a private lender or hard money I’d still pay monthly interest. What’s the best way to fund this deal? (or any deal for that matter)

House cost: $800K

Repairs: $200K

ARV: $1.3M

My friend will be investing cash $250K as equity into the whole project (i.e. 25% share). What about the $750K remainder? How can I go about this?
