@Ashley Shearer I would ask yourself how much is the lawyer going to cost? How much is the one months rent? What are the pros of the tenant leaving? Maybe easier to do maintenance you planned so you could raise the rent? Even if you fight it and win, would you be able to get her back in the unit? I doubt it, but do not know.

@Brandon McCombs for a master metered building I mean you have to keep the utilities in your name, but otherwise I don’t see a reason.

@Josh July I think Operation BBQ was rolling out to there again, another way to donate both time or funds. Summary of their charity - they go to these devastated areas and cook BBQ for those in need, first responders etc.

@Raleigh Lewis I did my first property, and only, still getting into this as well, with a VA loan. I found it on the MLS as a live in home, not an investment. It works out, my only regret is I didn’t do this with my first home. I sold my first home to get the down payment for my second home, I wish I did a line of credit against the first home for my second home. Live and learn. If I kept my first home I would be cash flowing about $750/month from it now.

@Tiffany Milan I learned from it, so I am glad the situation happened. I also offered 75k over what was asked, won in that sense, and now I realize nothing is gained from “winning” by having the offer accepted if it is a bad deal. I learned a valuable lesson very cheaply and I am thankful for that.

@Tiffany Milan I became an accidental landlord when I maintained ownership of my old home and bought my current home. I wanted to try it and I have read a multitude of books and listened to many podcasts since. I have since decided to buy more properties, but haven’t yet. I did have a deal fall through- triplex was only legally a duplex and became a nightmare project after the inspection. The seller refused to adjust the price after finding out the third unit was not legal. Good luck with your journey.

@Joseph Luce I think it depends on many factors, but as a father myself when I was looking for my home to purchase to live in it was the top of my list. That said people will still rent the home, but I think the demand of the home could be influenced by good schools.

I agree the job itself isn’t a no go for me. I would maintain no smoking and make sure no plants are grown in the home etc. I say that because added humidity without proper venting can cause mold.

High electric bill wouldn’t be my concern, but overloading circuits would be. 

I bet the odds of him growing is low though, the readily availableness I think limits the amount of growing. That’s just my guess though.

One thing I will mention is to check with your insurance provider for restricted dog breeds. Some insurance companies will not insure a home with a pit bull etc.
