Medical Doctors that will trash the property? damn shame. 

You should advise them that the lease states you will be given access. I thought saying you would FaceTime the walk through and not enter, but they can avoid showing you rooms etc that way. I don't think any regulations forbid property inspections, I would check that out for sure if I was you.

Sorry, @Brian Garlington I get so used to sarcasm and forget it doesn’t land in text.. I am from here and joke with my friends that people in vacaville or other far our cities like Brentwood consider it the Bay Area, but growing up that was farms and farms and farms hahaha.

Some of Concord is nice.. lots is junk. Check the areas near citrus ave, personally I wouldn’t buy and holds out of state, bang for your buck isn’t even close.

@Artur Abdullin I would keep in mind in altho you can avoid the California state wide rent control law as a single investor, some cities still have their own rent control laws and Richmond is one of them. Plus, El Cerrito is much nicer.

@Corey Rippeto you need to ask yourself what would you do with this property? Vacant/abandoned for 30 years.. unknown condition.. probably buying for the land more than the house.

@Connor Stark I laugh at those who stick their nose up to text messages. I swear there is always someone on this site dislikes all each kind of marketing and thinks the person asking for help needs or wanted their opinion.

Good luck, I would give myself a 3-6 month window and track my hit rate for text messages. I personally do not use text messages, but I have friends who do.

@Barbie Steele I have the same understanding, and according to a brief conversation with my lawyer SFHs are exempt, but multi family properties are not.

@Nicholas Glatter even tho CA has laxed the ADU laws consider this - changing a property to a multi family property changes the property to be automatically rent controlled.
