@Matthew Fleming I would suggest using an Agent. An agent will be able to tell you information about the market that you will not find on these sites. These sites have a lot of the MLS listing but NOT ALL and sometimes the listings are missing information such as lot size. IMO if you find a good agent, he will be worth his weight in gold.

This is what makes investing such a fund time ::sarcasm:: but truly these same issues are what keeps people out of this investing arena.

But i think this is why you have to plan as much as you can for the unexpected, repairs, maintenance and unforseen expenses have to be part of your analysis.  Obviously you can't prepare for it all but you can hedge as much as possible.

@TAWANNA HENRY I have never heard of NACA but looked them up and it seems like they are reputable. I signed up for the next available workshop.

@L'Oreal Smith Unfortunately I do not have any experience with finding contractors but through what I have learned it tends to be one of the hardest things to do.  I would suggest start with your current network and see if anyone has any recommendations.  I would then vet them by checking references and asking for proof of prior work.

I would even indirectly test the contractor, learn enough about fixing a home to ask a question that you know the answer to and ask them the question and see how they respond.

If you have absolutely zero resources, someone on a podcast mentioned to go to your local home depot or lowes when they open and talk to some people there.  Generally, the contractors that are out there early tend to be the go getters.

@Robert So welcome to the site. There are a ton of resources that you can utilize to really start your REI career on a good path. I would highly suggest listen to as many podcast as possible, attend any local meetups, read the blogs, attend the weekly webinars. and be active in the forums.

If you simply do these few things you are bound to be successful.

This was something that I was previously wondering myself but as soon as you hit 78% LTV you can refi and lose the MPI as mentioned by @Patrick Connell

I would go with @Mark Elliott suggestion the costs as shown make sense to go with a tank system...I mean the capital investment is lower and the energy use is 3 times lower

Great idea of taking the 2 family and changing it into a 4...what area of nyc is this in if you don't mind me asking

Hi all, 

Just want to say that action will always be inaction.  I am going to walk my first neighborhood in North New Jersey  tonight as suggested by a local investor.  I've seen a few houses on Realtor.com which seem reasonable.  Going to try to get a feel of the neighborhood.  And the goal is to talk to 5 people in the area.

Ask them what they think of neighborhood, what is their approximate rent, if they know any areas to stay out of in terms of class C tenants.

Hi @Justin Braithwaite seems like you just joined BP.  Welcome! I am newer so am limited on my connections but i suggest adding handy man, New Jersey and Connecticut.  Some else might have a connection.  I would suggest you set up some key word alerts  so you know if someone else post about handyman.
