@Elaine Williams welcome to the site.  There is a lot of great people to meet and connect with.

I am highly interested in the market that you are involved in, Bloomfield.  Using a similar strategy of living in one unit while renting out the remainder.  Do you find that you have positive cash flow?  Home prices seem extremely reasonable and transportation into NYC are both items that attract me to the area.

Hi all,

I saw an opportunity to influence my younger (18 years old) brother in law I know that he really enjoys working for money and has a young entrepreneurial spirit.  I wanted to know if you guys or gald knew which podcast would be the most influential for him to hear as he's open to hearing one or two.

@Matt Roth Action always beats inaction 100 times over.  Based on the what I've hear the most commonly used sites for auctions, foreclosures and REOs are Auction.com. Homepath.com, and hubzu.com.  For REOs you can also check directly with different bank websites.

I would highly suggest that you listen to the most recent podcast (here) with Jason Cohen, he makes a great point in saying that your competion is so much higher when you use these sites.

Yea no law but as @Kyle J. mentioned make sure that you give them a receipt.  Im a huge proponent of paper trails.  In the worse case scenario if anything happens that results in legal problems, it'll always be easier to go through the process if you have proof.  This is not only to rents received but also maintenance and repairs done to your property.

I mean who says you cant split the different pay half on the mortgage which would provide the security mentioned by @Jonathan Wilks and then use the remaining amount to invest in a few properties (but only great deals i.e. 1 in 100)

@Meghan Reed and maybe this is the route I have to go, different cards for different audience.  I like the simplicity and how clean yours look.  Thanks for the example.
