@Aaron Simek welcome to the site.  Im glad to see another BP member from NYC.  There are a lot of us on this website and if you spend 30 minutes a day on the forums I guarantee you it will pay dividends through connections and opportunities.  In addition to looking into NJ also look into CT and upstate NY as they are served with Metro North.  You want to make sure that you stay close to a train line as that can help attract potential tenants.

Also be on the lookout for the tristate BP meetups organized by @Darren Sager.  If I'm correct there should be one in September if not November.

Welcome to BP.  Always love to see some fellow BPers from NYC.  There is a lot to learn and a lot of great people to meet here on BP.  As a suggestion, fill out more of your profile other members will be inclined to see you as more committed with a completed profile.

There are a number of us from the Bronx area, just add "Bronx" to your keyword alerts and you will surely find them.

@Conway Churaman I think it comes down to the shifting of mindset as Rich Dad talks about.  There are opportunities here but if you think there arent than you won't find it.  I know of 3-4 investors here on BP who within the last 6 months invested in the Bronx.  I'll agree Manhattan is totally phased out but within the other boroughs you will find something.

Don't get discouraged just keep looking.  As is mentioned on the podcast so many time, you will see 100 properties before finding a good deal.

@Robert Khederian Welcome to the site and I love the enthusiasm.  I find myself in the same predicament as you, deciding whether to stay local or begin in NNJ (specifically Essex county)  

If you love the idea of flipping consider purchasing a delipadated property that you might be able to flip or hold depending on how the numbers look.

Also I like what @Lee L. mentioned not too much emphasis is placed on taking the tenants that you are inheriting and I have yet to hear any success stories with inherited tenants so make sure you get rent rolls and proof of rent deposits and maybe even meet the tenants if thats possible, you can get a lot from a face to face.

@Julian Reyes-Caballero welcome to BP.  You will definitely find a plethora of information here.  Use all the resources that Josh and Brandon work hard preparing such as the podcast, the blogs, the webinars, and the forum.  Also be on the lookout for local meetups by following @Darren Sager.

Also add a profile pic and fully update your profile, it will help with you visibility over time

@Tikku Verghese Glad to see that you have created a profile after lurking around.  Just wondering how was your experience attaining your MS in Real Estate? Have you been able to utilize the knowledge you received?  Do you think it was worth the price tag?  I've been tinkering with the idea of going back to school but not too sure yet.

@Kevin Izquierdo you may want to point the loan officer to this website http://portal.hud.gov/hudportal/HUD?src=/buying/lo...

It literally says "Available on 1-4 unit properties." and this is directly from HUD. I would say if you are planing to work with this officer see if you can get some references, you don't want to work with someone who is not knowledgeable.
