@Kyle Gregg Thanks for the six months timeline. That makes more sense, I couldn't imagine moving into a fixer upper within 2 months especially considering the fixer upper I'm thinking about purchasing. And this question came to mind knowing that the FHA inspectors have to come out and check each disbursement. I can't even imagine how long this would take.

@Liz Rogers I'll say you have some that grit that's necessary to be a successful investor.  Unfortunately, I don't think I'd be able to do that considering I have a 3 year old and a wife who would not be happy with buying the fixer upper.

@Mark Nolan you actually answered the question within your response. Thanks a lot! I did not know that the income would flow back into the self directed IRA, which is not what I'm looking to do as I'm looking to build capital assets.

Do you think it's worth unplugging (taking a loan) retirement savings to invest in real estate pending a good deal?  I understand that there are risk such as losing market returns, the loan being due in full if you leave the company, and double tax (paying back the loan with after tax and in retirement being taxed again)

I'm going to check out your website tonight.

@Travis Lloyd thanks for your input I'll definitely take the info you provided and input it into the model.  I am on totally onboard with the security aspect, even before your post this was one of my criteria.  Safety is crucial for my properties and the tenants that I will be working with.  I rather be over prepared and expect everything this will allow me to be ready for anything.

Thinking about some creative financing that would be most beneficial to begin investing. I can borrow 10k through a 401k loan @3.75% payable back over 5 years or use money that I have in an IRA and roll it into a self directed IRA? Anyone have any opinions?

Hi all, i decided to use my centennial post to ask about Fha 203k loans.  I'm planning a house hack (live in in my multifamily) and am looking at dilapidated/distressed properties.  The 203k will help me fix it but would I have to buy with a live in ready apartment? What basics are nonnegotiable? Ie if I want to take a shower I have to have a water heater? Any thoughts.

Hey BP family, so I'm planning to a #househack with our initial investment property and planning to use a fha 203k loan in order to buy a fixer upper hoping to add value through renovating.   For those who have experience with househacking, how do you take into account the rent that you are paying? For example, your have a monthly payment (including mortgage taxes and insurance) of 2,100 and can rent out the other apartment for 1,100.  What do you consider the 1,000 that you have to put in? Rent? How do you account for vacancies, repairs, and/or cap ex? Do you take a percentage of the rent on 2100 or 1,100.

@Mat Canada Congratulations on your first investment.  I hear that the hardest one is the first one and after that you can build momentum to continue the growth of your real estate business.

@Ethan Whittaker I would do a cost analysis.  Would you be able to maintain the educational financial and time commitment while giving away your commission.

You can access the MLS by using sites such as Realtor.com, Redfin.com, and Trulia.
