@Chadd Brandon I appreciate the words of encouragement! Fortunately my area is affordable enough I can afford to eat a bad deal or two, but I do try and figure out at least 3 seperate exits before I even think about putting in an offer.

@PJ Kolnik it's an interesting conversation for sure.  I believe that as demand increases apartment holders will install carging stations as needed to attract the tenants they want.  We will undoubtedly see a massive jump in different charging platforms.  From wireless to charging pads to the standard plugin EV with 8 different standard plugs from 8 different companies.  As things begin to settle and there are actual standards in place I believe that most will just be metered wirelessly and tied to each tennant's bill or perhaps a seperate charging bill.  The technology is already here and somewhat affordable.  Even my backwoods town has wireless electric and water meters on the dirt roads.  Maybe there will be an app or a meter in the tennant's home that shows the current charge bill?

I've been fascinated by EV for as long as I can remember.  I even went as far as to build a remote control lawnmower.  It worked fairly well but in the 2 years I was playing with it legitimate robomowers started rolling out that are comparable in price to what I could build but autonomous.

I really see landscaping taking a hit in the near future hard.  You can basically throw a roomba in the yard and "never" mow again.

@Ryan Bialczak asset protection, know the numbers, networking.

For me networking is good enough really. One of my favorite things is when I get a few friends to do business together. I just wish I could take their blinders off and prove this is the way to go.

@Chinmay J. It can go south quick. Good tenants are such a stress relief though it's hard not to work with them some. I'm upgrading a tennants' wall mount airconditioing unit and taking their old one rather than buying my own new. Their house is always spotless and I know the kids well. They'll take care of it and get a kick out of the upgrade.

@Patricia Steiner I agree. To much risk damages. Especially if doors have to come off or even trim.

@Chadd Brandon owner financing a mortgage, and private money soon. I'm fortunate enough to know a few wealthy investors that came from nothing and once i can prove competence to myself and the bank stops forking over money I'm going to see if they are interested.

My wife and I work full time and I just did something I swore I'd never do and got another dump truck. And rental income i guess but for now it's all going into rehab.

@Jordan Lucas I beat out 12 temp people for a permanent sales job. All I did was do what they said to do and hussled. Never sold before. Once they started talking about the numbers I started working 16 hours a day. They would help make you two leads a day and the rest was yours. The fact that you are here and interested in real estate puts you far ahead of your peers.
