@Adam Moreschi if i were you i would take that 15k. Leave near 5 in for near future endeavors. Put 5 towards a vacation and real estate education. Preferably time and money well spent. The next 5k looking for deals.

Basically I cannot call out names because a certain builder somehow still has credibility and some of his subs deserve more respect and recognition than he could EVER hope to rip someone off for. I simply do not have time, money, or energy to just trash him all day long and then play fisticuffs in court. If anyone wishes to speak further about this please feel free to msg me at bp here partners, workers, subs, agents, famuly, etc, will not be made public.

@Hilary Catton i lost the pic. But tomorrow I'll get a new one. For lack of a 40 cent pex elbow i used over $100 in sharkbite fittings to fix a leak.

@Alex Jones any time! I recently slimmed that down. I honestly feel like an oddball investor. We should all be "professional" with each other. But in my area speaking about yourself a lot is considered rude. And if you have a tie on and a car worth over $20,000 you are lost and the highway is that way.

People may shy away from us "rednecks." But I can find deals that 3 people know about...

@Alan Grobmeier I've already learned a lot. I'm truly baffled every single day by just day 1 mistakes I should have seen. I'm not sure if I could ever repay BP for what they have built but a recent podcast just said all you can do os "pay it forward." Tonight i got my attorney to start at number 1 and through him found an "investor" who inherited some money and has decided to spend a small portion as a mostly silent money partner who wants to learn the game with us.

@Isaac Pyle why only a duplex? It seems to be pretty standard and a good deal. So why do you want it? They are mostly already picked over 7 times. If you are 19, in college, and in a high priced area why buy anything? If you can't invest the way you want then you either need to change how you are investing to get there or what you are investing in. Use your strengths and make your weaknesses new strengths. Look into wholesaling. Consider becoming a realtor instead of taking spring break. Heck. If i were you i just would try to not stress and try to find investment clubs.

@Pawel Cwierz call me a cook all you want but i think it is just fear that is taught from an early age. "You can be anything you want" they say. Then they list a bunch of professions. I've been a blue collar all my life so don't get me wrong. But why on earth would I want to be a programmer when i can rent them the building?
