@Jason D. I would agree. I used to be a dispatcher / jailer in a small town. A lot of the repeat offenders are a model member of society MOST of the time. But then they get drunk or high and it's World War 3 for a night and lingering problems like job loss or or late rent because of fines.

Since it was years ago and only the one charge you might be okay. If they've been good tennants so far maybe they've grown up.

Personally though I think if things got so violent charges were filed once then it could happen again. People do change I guess. But as the landlord you probably don't want the reputation as well as the risk that comes with tennants who fight.

@Charles Hetrick It sounds to me like you may as well sell it and invest a little closer to your area unless you can raise the rents at least enough to cover a property manager and find another tennant.

If it was me I would get rid of it and start rehab on something else. But I'm pretty new and hungry I guess. It really depends on how much work you want to put in. If you don't want a hassle just bump up the rents. But if you want short term gains then 1031 it for another rental closer to you.

@Alex Jones Necessity. I've worked overtime all of my life. Then I got hurt. Now I'm fairly worthless for physical labor but I can read.

Real estate investing is the only way I can think of to make a living without an education. I always figured I would work until I die. I just didn't ever think I would enjoy it.

It's been a lot of hard work and stress. A lot of late nights cursing and rolling around in the mud plumbing on a rental. But I'm pretty excited to finally see some results. This place is extremely motivating.

@Diane G. Wow. That doesn't sound like a fun situation. There is a silver lining though. Not even the lowest of ambulance chasers would try a lawsuit theft if you're upside down.

@Frank Patalano Time I guess? I've already "started" but my wife and I have come a long way from where we started and we're nearly bad debt free aside from our personal residence mortgage. Once we close on a house sale we are going to take a well deserved break for a few months while we work on our home. After that it's a race to retirement I guess. Everyone is looking to get rich. And that's fine. I'd be content just having a 10 minute lunch break without anyone bothering me.

@Jordan Lucas I'm a complete noob so take it with a grain of salt I guess. But I think a hard work ethic can make up for anything you would lack in education. I have 3 single families and I dropped out of community college twice.

If I can do it then anyone can.

@David Simard The first BP podcast suggested anyone doing deals get liscensed. I'm not sure how one would keep a full time job and be able to pursue a part time career outside of personal investing use but I'm also considering it.

There are enough fake disabled drawing checks in my area alone. I can't imagine how many there are nationwide.

Download a call recording app and then turn him in to the local authorities and whoever else (IRS?)

Anyway, the state doesn't really like being robbed and will very likely evict your tennant for you. Then not only have you solved your problem, but all of us taxpayers are grateful.

I was under my rental house 3 times yesterday to fix a water leak. Older properties are cheap for a reason.

Believe me, I'm really not a fan of crawling around under a house so low that I have to take a fold up shovel with me to dig paths under the floor joists. Especially after working 10 hours at my 50+ hour a week day job.

I for sure couldn't make any money doing this remotely with a plumber or pm. But i can assure you this isn't going to be the end.
