@Allan R. Call the spate police or the chiefs office. That's blatant trespassing. I would call them again and try to do it at a different time so you don't get the ameture hour guys.

@John Moorhouse start showing up in the areas where newer culdesacs are built and ask if anyone needs help.

You may as well learn construction since you'll likely be working on a lot of different things. If physical labor isn't your game see if a broker or two will let you come in and field calls or file paperwork. Maybe show up at a real eatate investment club near you and just ask for a job?

It's hard to find a decent job until you are 18. But you can find 2 or 3 part time ones.

@John Moorhouse If you are into classic cars start going to any racing events near you. Roundy rounds, figure 8s, drags, car shows etc. You quickly find a club or a group of guys that spend most of their time wrenching on hotrods.

If you really want a deal find the most po-dunk backwoods place near you and just drive around. If you see one you want go up and knock on the door and bs with the owner. 9/10 times they won't turn loose of it but they'll know people that might sell.

You'd be surprised at the deals you can find. And the people you'll meet.

Some are kind of cranky so just apologize and leave.

Some have violently angry dogs so be careful

But some are just bored and want to chat with someone. And they may be having hard times or be moving soon and be motivated to have things hauled off.

@John Moorhouse Josh and Brandon have about 300 hours of podcast episodes. It's pretty motivating.

I gotta hand it to you showing up here at 16. I was working in the oil field and hating life at 16. I didn't even consider real estate investing as an option until i got injured and forced to quit blue collar work for the most part.

@John Moorhouse I'm new to audiobooks and podcasts in general. But Josh and Brandon have over 300 hour long podcasts. It's really motivating.

@Megan Greathouse you never know. They may have friends or family in the real estate game or trades. Being nice could go a long way. Personally i think you'll make more in the long run and sleep better at night if you stage it and let them know your plans. It's not theirs, they are renting it. Stuff happens. But good tennants are worth A LOT. If you can keep them I would

@John Paul Whaley by happy accident I discovered that investing out in the sticks is basically recession proof. So some reason people out here don't like banks and a market crash isn't going to bother cattle ranchers or oil investors.

Actually the great recession of 2008 was good for me. I was building houses in Wichita, Kansas and hated it. I moved back home about 80 miles away when people stopped building houses.

Housing has somewhat adjusted for inflation but that's about it. I've lived here most of my life and know the area.

@Adam Moreschi yeah.  I took a free Rich Dad seminar and spent like $600 getting upsold.  We couldn't afford the expensive mentor / hand holding classes.  But, we have since brought our credit scores from 400s to 750+ and three houses.  Thanks to part of the class just explaining credit and telling us to sign up for Credit Karma.  They are not nice by any means but they are affordable.

If you can find a fixer upper duplex you can get an FHA loan for 3.5% down. About $5,200 would get you a $150,000 duplex. Or you could get a single family and rent rooms out. I guess it all depends on your area. Rents coincide with it but real estate in my area is very affordable. I've bought 2 single families from a lady moving more towards retirement. We paid one off yesterday and before i even had a chance to refinance to find another she has my wife and I looking at a decent sized house with a cellar and a trailer house with a storage shed. We havent even been inside of them but depending on the layout of the house i believe we could put a wall up and make it a duplex. She wants $30,000 for both. $500 a month with no interest and no money down.

I'm alteady fed up with being a landlord though and I'm not even sure if there are property managers that would come here.  Much less good ones.

My wife is on the fence about it and honestly I'm pretty burned out with another problem rental and my 50 hour a week day job.   And trying to fix up a beater old dumptruck to run when i have time.  It looks like a good deal though so we may just fix it up and owner finance it so i dont get a phone call when a sink drain gets knocked loose.

@Frank Patalano i recently enjoyed an amazing meal and the best veiw i have ever seen. The guy was bankrupt in the late 80s and is now worth near 50 mill.
