@Braden Downs lol. I'm not a cop. And situations like this are exactly why. I dispatched and was a jailer. I've been a reserve officer. I wanted to be a cop to help people. As it turns out it's just 10% office politics and 90% adult babysitting.

Try calling them a couple more times. They'll likely arrest someone in there just to get the calls to stop.

@Adam Moreschi sure. It's a really small town and one of my friends sold a lady 2 houses side by side. She wanted to sell one and turn 1 into a STR. Somehow my wife heard about it and we've been giving her a monthly payment on a handshake deal (basically.) She also bought a reaturant a few years ago so she's probably just to busy.

I guess it's true what they say. This game is all about networking. Had I known my current residence was for sale a week before hand, before it got listed, we would have paid about $30,000 owner financed instead of a conventional loan for $40,000.

@Caleb Heimsoth i was 25. Jobless and laid up for a year. Thank God for owner financing. I couldn't even find a place to rent let alone find money for a down payent.

@Shawn O'Gorman in real estate I don't think there is an age that is to young.  I fell into real estate with the lowest possible credit score.  I didn't have a job.  Couldn't even walk at the time.  I have made every single noob mistake you can and I'm still moving foward.  The bp podcast has really put things into perspective for me this week.  I am a terrible handyman and despite several thousands in tools and supplies I'm just awful at it.  When i realized i was stressing far to hard over a simple handyman fix i decided to go find one.  Little did I know a guy I would trust with my life was interested in doing it.  Should things work out i already have 2 properties lined up to purchase.

Being in college means you're more likely to make friends and connections than deals.  You could do both but if you want to stay in school i would focus on that and making as many friends as you can.  Then spend the summer on real estate and keeping beer to a minimum in the off season.  Lol.

Good luck however you go about it.  I dropped out of college twice and even i am seeing results.

@Aaron Elder i started with owner financing. Fha loans are 3.5% down. You may be able to find an investor and do a few handshake wholesale deals so they know you are serious. Then maybe they would loan you some capital?

@Nathan G. Sounds alright to me! Being that close to Detroit you could probably get an eviction done for a couple hundred bucks and no paperwork. I think the law may frown on that though.

@Kyle Godbout for some reason the pic went load. Internet is spotty here I guess. Youtube has some fantastic brick laying tutorials. You can take a pickup into the rock quarry. You want 1"AB3 under it or the closest they have. They may call it 1" crusher run. For some reason all rock has 18 names. You can build a fire pit fairly easy or build a small outdoor kitchen. I think any generic thing you can do to make it a comfortable hangout spot without any wild themes would be fine. If you want to save some money and just throw rock down rent a plate compactor and build a rock pad.

@Greg Dickerson I've always wondered if a base pay plus commissions would make a big difference. I find that people tend to work harder and care more when they know they have something on the line to gain. Or possibly as a way to weed out the unmotivated people.

@Ryan Swan you can call a carpet cleaning service and have them clean your tiles. I did it for a while. I've turned moldy nasty looking motel tile into new again.

Also if anyone does their own cleaning GooGone and a plastic comb will take gum out of carpet. There are not very many stains some Simple Green and a scrub brush cannot handle. If you get a red stain on light colored carpet just save yourself some headache and replace it. I guess maybe you could try and dye over it?
