@Frank Patalano i can't tell you how many times I have heard that lately and it's so true.  By staying inside of my comfort zone i have essentially created a whole other full time job and twice the headache with 1 single rental.  I've basically broken every rule in the book and through some act of pity have a close friend for a tenant now who keeps a clean home and I'd take a bullet for.  If it weren't for him I would have probably just signed it away to be done with it.

I can't remember exactly which episode of the podcast i heard it on but they were joking about how you never forget the lessons you learned the hard way.

Had i just jumped in and found a deal i needed and found help with i could have saved a few sleepless nights.

I'm not sure if i've ever been so excited to be a nervous wreck but i am ready for it now.

@Frank Geiger i couldn't agree more. I always say owning a property paid off in your own name is like playing Russian Roulette with a semi auto.

Even if it somehow sped your growth it's like dangling bait fishing for a lawsuit theft.

But sadly nobody around me will listen.

"I can't wait to get out of debt."

"I (own) my home free and clear."

This is day 1 asset protection and i get laughed at. Oh well, i tried.

@Dimitri Paspalaris with the control to force appreciation, money lending, and tax breaks I'd cash out and never look back. I might consider it if the bank would loan me money to buy stocks though!

However, I'm new to real estate and know just enough about stocks that it's not for me. At least not yet.

I would spend some time hanging out here and at local meetups if I were in your shoes. The BP podcast has been a really big eye opener for me.

@Bonnie Donahue I think a basic LLC is as much of a "standard" as any for most situations. You'll need a good CPA soon so you may as well find a good one now and take their advice. Good Luck!

@Ramonater Ramo I used to think that also. May as well join some real estate clubs and make some friends now. Good luck to you out there. I had no idea how big the world of real estate was until recently. It's equally as exciting though.

@Dustin Reynolds I used to until i started listening to the podcast. These guys helped me realise that deals are out there. I've missed out on a few I should have jumped on but oh well. It doesn't bother me anymore.

You don't need the perfect deal. You just need a good deal. As long as the investing covers any mistakes you make, itself, and your time then idgaf if I make $100 on the next deal if it's a handshake and a closing.

@Adam F. Thats what i would do. Maybe buy some Toro ant killer and shove a q-tip or 2 in the hole before sealing it in case of stragglers. Sadly it's just "that time of year" again. Ants everywhere.

@Ramonater Ramo I'm pretty green still and live in an affordable area. But I've thought a lot about what I would do in your situation. I would try and contact some investors through bigger pockets and maybe make a few wholesale deals or just ask them if they'll be willing to pay you a finders fee. Use what time and connections you have to help bring a successful investor some good deals and maybe pocket some cash while you grow.

@Russell Brazil I have the reading comprehension of a gnat but one of the most fascinating aspects in all of this for me is asset protection and the proverbial "S" throwing contests that I've witnessed when it comes to the law.
