Steve Snyder I'm note sure why your client was so motivated at the end of the year. As for me, I'm motivated by the fact that banks want REOs off their books by year end. I'm working off the premise that some banks may be more inclined to accept reduced offers as a result. Just a thought, might provide some insight. Take care. -Andrew

The first style.  I'm not a fan of open shelving/glass doors.  Who has nice looking dishes that they want to display?!

Good luck with the remodel.  Regardless of design you choose, the end buyer will have a great looking kitchen!

@Michael Rogers congrats to you and your family! Who knew that hard work really does pay off?!

I second that the podcasts are an amazing learning tool. I'm going to re-listen to episode 138...apparently there is some gold in there that will help me leave the J-O-B behind for good!

Carrie Reyment considering it's already cash flowing, you're in a strong position. You could take Greg S. suggestion and see how the tenants react and market supports. Possibly try it with one unit and go from there. I recommend that you provide some "value" to the tenant in exchange for the increased rent. E.g. Install new appliances, upgrade flooring, new paint, etc. Get creative. Also, you might be surprised at what "upgrades" the tenant may want in exchange for the increased rent--you might come out cheaper than your own ideas. I'm making a few minor improvements to one of my properties that were the tenant's suggestion. Far cheaper than the new kitchen cabinets I was originally planning to install! Ashly B. May not answer your question directly but I'm working on getting a HELOC on one of my properties. I like the HELOC as I plan on using it like a checking account to fund portions of other projects. I'll rinse and repeat for as long as the HELOC is viable. Gives me the flexibility to put a large chunk down on a property or purchase materials for a rehab. Good luck and keep us posted! -Andrew
