@Hector Perez thanks for sharing your letter format.  Any success to date with getting a deal from you direct mail marketing campaign?

Additionally, how are you finding apartment owners in the first place?  Did you purchase a list from some vendor? Drive around, find a building, and look-up the owner via local municipalities tax/real estate records?

@Natalie Smith I recommend reading Michael Blank's articles on the BP blog.  He offers incredible value and insight into the MF space.  He also offers a number of products and services on his website, which you can access through his profile.

I also recommend listening to the "Apartment Building Investing" and Lifetime cashflow through real estate investing" podcasts.  

I too want to add a MF property to my portfolio in 2017.  Good luck and keep us posted!

@Adam Treece congrats on your progress from another military guy.  I too am working towards adding multi-family to my portfolio.  Seems to be an excellent way to replace the W-2 income when I retire in about 7 years.  

What other market were you considering, other than Atlanta?  I'm always on the lookout for markets with great returns, but most can't beat the convenience of my backyard.

Ruth Bayang thanks for this! I have the same nasty cabinets in my BRRRR....I hate them! I'm getting a quote to reface the cabinets (replace the doors). If it's affordable, I may go that route. Be sure to post pics of the solution you use. Benjamin M. you opened up a door with that site man! I'm doing much of the work on my rehab myself, and the site you posted might be the inspiration I need! Thanks! -Andrew

Andrea Shields Fayetteville has a ton of investor activity. Lots of flipping and plenty of buy and hold opportunities. You can purchase cash flowing properties at a relatively low total cost (and lower risk). Plenty of areas to stay away from, best to talk with local investors as you research the city. BP nation, As I'm painting and doing odd DIY jobs around my rental rehab, I use the extra time to listen to a number of podcasts. I call it DIY university. Of course the BP podcast is first as well as Michael Blank's Apartment Building Investing podcast. I also listen to Mike Rowe's The Way I Heard It--just to break it up a bit. For those that find themselves driving a lot, doing odd jobs around the house, or at the gym help me discover a few more podcasts to throw in the rotation. What are you listening to to help pass the time while educating yourself? Thanks in advance! -Andrew
