Welcome to BP Don Johnson . Scott Meyers already provided a ton of info for you to sink your teeth in to. It would be wise to read all his content. As an additional primer on self-storage check out BP podcast 138: https://www.biggerpockets.com/renewsblog/2015/09/03/bp-podcast-138storagesystemsseo-michael-rogers/ Michael Rogers posted recently that he quit his job and self-storage was a cornerstone of his ability to retire early. Michael Hurley no problem. VA will fund a 2-4 unit property, as long as you intent to make it your primary residence for at least a year. Enjoy the hunt! -Andrew

Welcome Michael Hurley , you're going to learn a ton in this site. I encourage you to remain active on the forums and post any questions you may have. Through engagement, you'll build up a network in no time. Additionally, there are plenty of Charlotte based investors on the site that you can lean on for local knowledge. There's also plenty of us military folks on the forum. So any questions about using the VA loan to purchase property, especially multi-family, will be answered quickly. @Freddy Evangelista check out Podcast 101 featuring Dawn Brenengen.  Dawn's a realtor in Raleigh and invests herself.  You'd do well to connect with her.

I also recommend that you link-up with @Adam Schneider.  He's also a realtor in the Raleigh area and invests throughout NC.  He'll also be a great person to connect with as he's very accessible and knowledgeable about the market.

Direct mail. Get that first deal and plow the proceeds back into building your business. Increase the number of mailings you send and add websites when you can afford them. Good luck and keep us posted! -Andrew

North Carolina BP community, I'm seeking your collective wisdom! I have a property that needs a light rehab. Unfortunately, I'm finding that contractors are flakey this time of year... Is anyone willing to refer Fayetteville, NC contractors / handy-man? The place needs carpet, paint, skylight leak fixed, wood floors refinished, and bunch of other minor stuff. Should be a quick job for someone wanting to make some extra Christmas money! Thanks in advance! -Andrew
