Eric DeVito what's your intent behind sharing your REI goals with your family? Is it to solicit money, gain moral support, or something else? As others have said, use the naysayers to fuel your passion and double down. Every minute explaining/debating your REI goals with doubters is a minute not spent on your business--you can't afford to waste that time educating them, actions speak louder than words! Also, the direct approach to convincing others is often met with resistance. Consider using the indirect approach. Document your progress, goals, challenges, successes on the BP member blogs. Share that link with your family and let them choose to follow along. The real benefit is that you'll grow your REI network on BP, and maybe you'll win over a few family members as well. Matthew Marchetti I recommend that you speak with Jeff Brown, The Bawld Guy. You'll see a number of articles he's written for the BP blog. Great stuff and he's genuinely a great guy. He's helping me re-structure my mom's retirement accounts (not much there!) to ensure she has lasting income. He highly recommends note investing, it's worth your time speaking to Jeff. David Nutakor I'm no expert, just patient and overly conservative. I have mixed feeling about my local market, so I hedge my bets by only buying at a steep discount. I'm in no where near as a competitive market as Vegas, nor will I see massive appreciation swings like the east and west coasts. Good luck and Happy Holidays to you also! -Andrew

Jonathan Beemer I think that if you want to time the market, you must be an expert in analyzing market cycles. Lots of "experts" didn't predict the last crash or the upswing...and others blindly followed their "expert" opinions. The advice that others already provided is perfect. Look for a deal in your current market, be accurate and conservative in your numbers to ensure it cash flows. (Or have plenty of reserves if you're speculating on appreciation). I'm no expert, but to me buying a property at 50-60% of value provides me with enough spread to weather a shift in the market. Good luck and keep us posted! -Andrew

Ed S. it's a shame that the carpets were ruined in this manner, poor kid made a mistake. No feedback either way on getting a judgement, just a recommendation that you look at more durable flooring options. Over $4k is a lot to spend on carpet! Know that the next tenant may absolutely thrash the new carpet, and the next tenant, and the tenant after that, etc. You'll never be able to recoup your losses banking just on the keeping the security deposit. Install a hardwood, tile, or high-end laminate into the place. If you can't do the whole house at once, do the upgrade in phases. At some point you'll no longer have to worry about carpet expenses (and chasing tenants for ruining them). Good luck and keep us posted! -Andrew
