The farther west you go, the lower the rent. For example, Powder Springs has better schools than Austell, but the rents in Austell are higher because of its proximity to Atlanta.

Thanks Naveen. My auction.com experience was similar. Not all of the listings state that they are conveyed by QCD, just some. I still haven't heard from anyone who does much business with them, and that worries me...

This is in my neck of the woods. The renovation looks nice. Well done! 

The appraiser is going to go with the three most recent comparable properties regardless of whether it's a qualified sale or not. I just had FIVE really bad appraisals in Columbus. Due to the high volume of foreclosures being purchased but not resold at retail value (investors like myself are purchasing to hold), appraisals came in significantly less than the assessed values, Z'estimates, etc. 

It's all about opportunity. Smyrna is definitely hot, but there are occasionally distressed homes that are priced well enough to make a good profit. The great thing is that it's a place people really want to live, and that helps a lot.
