There's no conflict of interest. I represent my LLC as its agent all the time, and I have never had any issues.

That's a waste of time and money. Pour that into your kitchen and master bath.

I haven't personally used them yet, but I have been told that Kinetic Bank is the conventional commercial lender that most investors use. 

For hard money loans, I prefer Angel Oak in Atlanta.

I have a very experienced investor friend who decided that would be his target area this year... His houses sat for awhile after being rehabbed. Lack of buyers able to pay in the price range, low appraisals, etc. Needless to say after he moved those properties GE decided that he was done with that area. Good luck though. I'm sure certain neighborhoods are OK.

I have heard a ton of East Point horror stories from rehabbers. Apparently in addition to the things Stan mentioned above, the city also makes the permitting process and other things difficult for investors.
