Welcome! From what I have seen and read, Augusta is growing and still has some good opportunities for investors because appreciation hasn't been nearly as great as the Atlanta area. Homes are much more affordable.

I too used Real Estate Express. Even without a Groupon I only paid $225.

Not far at all. Just go down a few exits on 285, or up 75. You can find those properties in Cobb County for sure.

My experience has been that they generally take longer to rent out, and for obvious reasons the cash flow isn't as high. Also I have found that since most two bedroom homes aren't in the best neighborhoods, they don't appreciate as well either. Nowadays I pretty much only target 3/2's, unless it's an absolute KILLER deal.

I have my doubts as well, and I haven't invested there at all, although I do have some C class properties in OTHER areas. I have serious issues with Pittsburgh and some of the other neighborhoods along the proposed beltline. As an agent I have seen investors go in there to rehab properties and have vandalism occur during the rehab. Multiple times. I don't bank on appreciation in C class neighborhoods, ever. I'm not rich so I have to spend my dollars a bit more wisely. And the truth is that when I purchase C class, I only do so if it's a great deal in a QUIET neighborhood that's generally safe. Places I am comfortable walking around with my wife, basically.

It's not easy to cash flow in that price range... North Atlanta is great for flips, but that's not your current scenario. I wouldn't do it. Then again, regardless of locale I wouldn't ever buy any rental in that price range. This isn't the northeast or westcoast. 100-150K is perfect for A class properties in GA that you would like to rent out.

I have purchased a bunch from HUD, but usually cash. HUD will always accept significantly less money than the list price, so there are a lot of good deals.
