If you flip in Austell, you should stick to the 30106 zip code, where the values are higher.

I have had the same issue with a couple of my south Atlanta (Jonesboro/Hampton) flips, and I have heard another east side investor say the same. I invest on the westside as well though, and haven't had that issue in Cobb or Douglas County. I don't have the stats to back it up (yet), but I think the market has slowed down in some areas more than others. It will be harder to sell in Fall/Winter than Summer though, so I would do another price reduction if I were you.

I live in Austell, so it would be pretty convenient for me. Just let me know!

10 caps are realistic there. But be careful. Columbus is a rough city. There is a lot of crime and poverty so if you buy a place in the wrong area (especially as an out of town investor) it could be a disaster.

Don't buy properties from whatever wholesaler suggested Pittsburgh! LOL

I'm an agent and investor, so I'm constantly all over the metro Atlanta area. You can make flips work anywhere besides the warzones. I flip at least a house a month, and I do them all over. I tend to stick with the suburban subdivisions outside of the perimeter with two car garages. Those sell like hotcakes, and the demand is much higher than the supply right now. All of Cobb and most of Gwinnett is gold right now if you buy right, and I have made money in south Atlanta in places like Jonesboro and Hampton.

Citywise, I stay out of East Point, College Park, Riverdale, Decatur (unless it's near ATL), and I avoid warzones like Pittsburgh. The biggest problem in warzones is the vandalism during your rehab! Hope this helps a bit.

Next Friday is actually the World Salsa Championships, so if it's in the morning, that works. If not, I'll be tied most up Fri & Sat watching competitions.

I'm actually doing a few right now, one of which is in Mableton if you'd like to check it out. I'm trying to wrap it up in the next week or so.

Try to partner with either another investor or maybe a contractor so that your numbers are legit. That's the most important thing. As a rookie it's easy to underestimate rehab costs and miss other expenses. Partnering will help with that. Also try to visit a few rehabs of others who are active and take notes.
