Although lending has loosened up tremendously, a lot of the ridiculous loans that were offered before are no longer available. I think that will help prevent another full on crash. Regardless, if you purchase rental properties you can definitely withstand it. 

Jorge I have a rental portfolio AND I fix and flip. Lately I have been seeing decent opportunities all over. I personally have deals in Mableton and Jonesboro right now but I have seen and represented buyers with deals in Douglasville, Stockbridge, Smyrna, and even Rex. I stay on and outside the perimeter for the most part, but I have friends that invest in the city as well. I just prefer the cookie cutter American Dream subdivisions.

Welcome! There are a lot affordable properties out there, so you're in a good area. Also, I highly recommend leveraging your skills as an electrician to get mentored/partner on deals. That is a great occupation to have for an investor! Good luck!
