Can't Find A Contractor (Austell, GA). Advice Needed.

I can't find a contractor to renovate my unit(s)! Advice needed on how to go about the process more effectively. 

So I recently bought my second duplex. I bought my first duplex/ home on April 27, 2015 and closed on my second less than a year later on February 29, 2016. The second duplex came with tenants in place, but needs renovations badly. My issue is that I'm looking to do renovations starting in June 2016 and haven't found a contractor that will reply back.

The contractors will either not follow through after I call them to view the property. Or, the two that I have had come out, wouldn't pick up the phone after coming out. This is my first time seeking contractors or doing a renovation so it's a bit frustrating.

I figured the renovations at $5K for one unit, and $1.5K on the other, but I'm no contractor. I've based my assumptions on books and blogs I've read. Both sides are 2/1 w/ an additional room and about 850 sq. ft. a unit.

Any advice both on how to find/ keep qualified contractors and any idea on estimated renovation costs? I'm looking to renovate bathroom, kitchen, flooring, and new paint. Just looking to make the unit more modern and bring the rents up from currently $375 and $400 to $675 and $625.

Thanks for the feedback @Mario Brown. I've gotten out of the idea of hiring a contracting company and more into hiring contractors/ handypeople hourly to do work for me.
