As do all dwelling types, from garden sheds to mansions.  With few exceptions, land appreciates. dwellings depreciate.  Buying an MH in a park is a bad idea because the buyer acquires a depreciating asset and the MHP owner keeps an appreciating one.

A home in MHP is nothing but an expensive, hard-to-move, piece of furniture.  You may buy one and, park rules permitting, rent it out but you will always be a lot renter at the mercy of a park owner.

Being interested "in the business of buildings" alone may not be enough to succeed unless one can bring more to the table, such as cash, credit, education, experience, networking skills, et.al.  What have you got?

The ruling should make it easier for otherwise qualified registered sex offenders to rent an apartment.  Ok, you may be able to add "no registered sex offender need apply" to a list of qualifications.  No convicted murderers either.  No armed robbers... oh, wait... you may have to clear this with an attorney because such a requirement might discriminate against certain disadvantaged demographics.

But what if a prospective tenant arrives at an interview with you piss drunk and/or mile high?  Are you going to require all tenants to undergo alcohol and drug testing?
