I know you will not like to spend another 100-150 bucks on this, but there are bed-bug sniffing dogs that are supposedly much more reliable than just a visual inspection by the Orkin man.

wish you the best... treat it like any other vocation  apprentice  get knowledge then mature into what ever you want to be in the field... for me it was real estate license and work my way up..

You could also say I'll give you $500.00 bucks sign this that you agree to move that I can change the locks as of Sunday nite at 9PM.. on the way out the door your give her the cash she signs she received it and you issue a No trespass order. whatever  you think will cost you the lesser headache.Hard to collect a small claims judgement without a lease after the fact but you could try.. but at this point you just want her gone and likelihood of getting any money out of a deadbeat is zero in my opinion.Your in a pickle,, you can't guard your belonging while your not in the house,, she can become malicious and has shown that with your missing stuff that she is willing to take things that don't belong to her.Call the police if she gets unruly, so it's documented.

I worked mainframe computing systems for 20 years and I know they showed an intense lack of business acumen if they paid that kind of money for something they could have done for a few thousand bucks.

I bid on this house in Portland opening bid was like 250k ( back in 04) but I did not know it had senior deferral tax on it of 95k and no one else was bidding .. could not figure it out.. until I let my check go and it was done someone asked if I knew there was a deferral and up until that point I had never seen that .. but I could not figure out why someone was letting me buy it for buck over and it was worth 400k...

Do not rule out small apartment complexes because they are figured for value differently and you get more bang for the buck with what you what that spendng improvement and adding value.
