College Properties YES or HELL NO

I'm going to make this a simple discussion starter. I've been looking at multifamily homes utilizing large college rentals. In my opinion this will not guarantee but it will assure more odds of getting rooms rented for a minimum of a year. So that's my question... Invest in college lease YES or HELL NO? is it worth it and if it isn't why?

@Jason Schimer

With all the "free" money available in the form of student loans, local colleges in my area are seeing record enrollment and building classrooms and housing as fast as they can.... the demand for housing in college towns has increased as you would expect... If your local area has the same demand as I see here, you should be able to set your own criteria - Local landlords will not lease for less than 12 months - they require parent co-signers, not a pet deposit, but a non-refundable pet fee - still responsible for any damage done by the animal - If you make your property as bullet proof as possible, there can be a lot of money to be made
