So, my question is; in GENERAL, has the STR industry matured to the point where any excess return is really just a return for being in a business rather than just a real estate investment?

If they were higher, I would keep them on excel with maturity dates and interest rates.When to refinannce is not only about the rate but also what you plan to do with the property, as at times its not worth a refinance if you are going to be liquidating the asset.

I will say I did a few 15 year terms as the extra few hundred bucks a month was proabbly just going to sit in my checking account and I also did it when my kids were younger so when the loans matured we would own them free and clear right around the time they were going to college.
