I used a very speedy and efficient HM company named Secured income Group, Inc. out of Tustin, Ca. www.securedincomegroup.com even though it costed me a pretty penny to finance the flip; this lender came through and lend me the money in only 2 days time.

The one with the job (which was verified by me) had enough income to cover income/rent ratio, and the other one had good previous employment history (verified by me as well) but no current earnings.Between then and now the second tenant told me she found a job, so as of now they are both employed (to the best of my knowledge)About a couple of months later, the 1st tenant told me that her work place give their new employees an opportunity to rotate between sites for 3 months at a time, and that she would like to try that, and asks if it will be possible to have someone else stay instead of her for these 3 months during the summer.

So not sure if are application process is the most efficient?

I could see this getting unwieldy as my portfolio grows though.Anyone have any suggestions for other systems that may be more efficient, cheaper, or with less liability?

A: Our initial idea was to keep it one big open house with a main kitchen 3 full bath and 3 efficiencies with kitchen and bath.

This simply means that they must possess efficient knowledge of finance or business to understand the risks involved with such a venture.

One reason for this I believe, is the fact that many doctors/physicians live rather far (over 30 min drive) from their workplace, so targeting them by location isn't reaching the audience I intend to reach.  

It's a 24-unit building with 15 efficiencies, 6 1BR, and 3 2BR units.  

Held way too long and should have hired a more efficient contractor.

The other challenge people are often not aware of (usually because people suck at marketing), is that efficient marketing ALWAYS involves several methods/niches of marketing combined.People simply do not understand the concept of marketing.
