Duplex Rooming House

Good morning BP

I have been blessed to purchase a 3 story property zoned as a triplex in the Philadelphia Temple area. I am considering Rooming it but idk if i will be able to place a mortgage on it. Which option will be more likely to place a conventional/fha mortgage on?

A: Our initial idea was to keep it one big open house with a main kitchen 3 full bath and 3 efficiencies with kitchen and bath.

B: Now I’m considering two separate units Duplex With the idea a duplex will keep us under the radar with L & I and will allow us the option to place a mortgage on the property to pull the cash value

Unit 1 -First floor and basement

Kitchen/living space

Laundry

Bathroom

Bedroom

Large bedroom (can add kitchen and bath after we get the mortgage if we want)

Basement two beds one bath egress windows

Second Unit-2nd floor and 3rd floor

Kitchen/living area in front

Bathroom

Bedroom

Large bedroom (can add kitten and bath after we get the mortgage if we want)

3rd floor

Laundry
